A Tokyo Agriculture and Technology (TAT) University postgraduate student is seen demonstrating the new power-assist suit for elderly agriculture workers, developed by Tokyo University of Agriculture and Technology professor Shigeki Toyama. He plans to set up a company in order to start producing the futuristic outfit by the end of the year.

The team has developed a heavy-duty 30 kilogram (66 pound) model, for lifting big loads and pulling vegetables out of the ground, and a 23 kilogram version designed for lighter tasks such as picking grapes. Unlike the other power suits meant to enhance the strength, this power suit reduces the muscular activity while the user is performing tasks as picking or crouching. They are developing algorithms in order to enable the power suit to perform more tasks without an effort.

The metal-and-plastic exoskeleton boasts eight electric motors that amplify the strength of the wearer’s arms and legs, as well as sensors that can detect movements and respond to commands through a voice-recognition system. The inventors claim the robo-suits can reduce the user’s physical effort by 62 percent on average

“If the farmer bends over to grasp a radish, his back will be firmly supported,” said Gohei Yamamoto, one of the students working on the team, as he recently demonstrated the suit on his university campus. “A brief vocal instruction will instantly straighten the rods along his legs, giving him the power he needs to pull the vegetable without effort.”

By the end of the year Toyama plans to start working on augmented reality glasses (goggles) on which useful information could be displayed for the farmer. Useful information might include how ripe the grapes are, or the user’s heart rate and calorie consumption, said Toyama. “The goggles would tell you for instance how long you’ve been working and when you should rest.”

The suit should hit the Japanese market in 2012, when it will initially retail for about one million yen ($ 11,000), a price tag its makers hope to halve if the device is mass-produced, the team said. “I doubt that the suit would sell in Europe and in America, where foreign migrants workers often perform farm-related tasks,” Toyama said.

Te suit still needs to be less clunky regarding its size as well as the performance, since it seemed a bit unnatural in the demonstration. We hope the next generation is more organic and that it will conform with the human body as some of the other power suits.

Related articles

Cyberdyne HAL-5 – exoskeleton robot

Robot Robovie-II helps the elderly buy their groceries

NEC unveils their Retinal Imaging Display named Tele Scouter

Magical Mirror lets you try out clothes from various stores

Lockheed Martin HULC robotic exoskeleton will operate longer

(Gawkwire.com) In my work with web hosting companies and also those designers and developers looking for a website host, I often encounter a specific set of needs that falls clearly under a web hosting niche. Why would a hosting company focus on a niche? Which niches are out there for those desiring a great hosting provider? Here are a few specifics.

Niching by Price
Probably the most obvious and pervasive niche in website hosting is that of price. One typically sees three tranches of pricing emerge: discounters, mid-tier providers, and premium hosting services. Examples of discounters would be: 1 and 1, and GoDaddy. Mid-tier companies are represented by firms like Hostway. Premium hosting is the scope of web hosting companies like Orcsweb and Rackspace.

Geographical Niches
While web hosting is easily accessed via an Internet connection anywhere on the globe, there are still strong boundaries of culture, language and currency that draw customers to a local firm. For example in Japan one will prefer to read website content in the Japanese language, access sales and support in Japanese, and pay bills in Yen. There are as many examples of geographic website hosting niches as there are countries. Here are just a couple of website hosting companies in this niche: UK website hosting firm 34SP.com and Australia’s Digital Pacific.

Niching by Operating System
A powerful niche can emerge based on supplying a particular operating system. Since most web hosting companies prefer a LAMP (Linux, apache, mySQL, php) environment, the prevalent OS in this niche is Linux. Typical of this type of host is linuxwebhost.com. Another operating system that has tremendous market power is the Microsoft developed and supported OS – Windows (now Windows Server 2008 or ASP.NET). Microsoft has built this niche among Windows developers. Hosts specializing in the Microsoft platform would be DiscountASP.NET and Maximum ASP. Another operating system that was once much larger, but is now being replaced by Windows and Linux is ColdFusion. Although ColdFusion is typically installed over a Windows operating system, it has properties that make it unique and desirable for ColdFusion developers. HostMySite.com is a web hosting firm that offers strong expertise in ColdFusion.

Reseller Hosts
It is possible to buy multiple accounts from just about any web host. However, those companies that have developed the reseller niche have honed their expertise in making accounts that hold a bundle of separate websites under one owner. These reseller accounts also often come with substantial discounts for each sub-account. This enables the account holder to resell the hosting and gain a profit. Examples of reseller hosts include the venerable HostGator and Resellers Panel.

Niche by Account Type
Another very common segregation of web hosting firms occurs by account type. These are usually a separation between shared accounts, VPS and dedicated servers. Shared hosts offer multiple customer accounts sharing a common server. For example, DiscountASP.NET. VPS companies have fewer virtual accounts per server – often with isolated environments and guaranteed resources. An example would be SliceHost. Dedicated server firms will give a single server to each customer. An example would be managed dedicated hosting firm NaviSite.

As you can see, there are many ways that website hosting companies have created niches for themselves and their customers. While the above list is certainly not exhaustive, it does give you a sense of how the marketplace has established niches for both buyers and sellers of website hosting products and services.

website design company hong kong

can I sell shop quickly soon ?

If you've been trying to sell your home quicker, it's only normal to have various issues looking at the current climate of things. So if your property is just sitting on the market unsold then the price is just not ideal. hire a Skilled Appraiser to assess the price range of your home. They will help you get that short term apartments

Add in certain incentives to make the new buyer to notice of your house and entice them to buy it, for example cash back to the buyer, free furniture, etc.

Working with an experienced Estate Agent will facilitate you find a buyer for your home in the minimum amount of time and a buyer that will spend the highest amount of cash.Occasionally not employing an agent to save on commisions, or working with a more affordable agent, may possibly be a bogus saving as the better value Agents may not give you the chance to secure you the best value and the earlier sales.

A neutral canvas is a lot more interesting especially when buyers can picture a property as their own .

Another choice you can go for a house purchasing agency if you want to sell your home asap, and cannot really meet the expense of to renovate it to make it more attractive to home buyers. A agency that will assist short term apartments, by buying it from you. They will on most occasions make you a below market offer for your house. It's their business to try this and you probably should not become angry if the deal is really low.

website company in asia

Governor Tim Pawlenty will lead a trade mission to China and Japan this fall to help Minnesota companies increase exports, build strategic relationships, and explore new business opportunities.

The mission takes place September 9-18 and includes stops in Shanghai and Beijing, China and Tokyo and Osaka, Japan for meetings with business leaders and government officials, presentations by market and industry leaders, networking activities and business site visits. href="http://www.sellpropertyquick.org.uk"> sell properties quick

OLD SAYBROOK - Whether it's on Connecticut license plates, the town's police department cruisers, or the directory sign at the Ocean State Job Lot shopping center, everyone is familiar with Old Saybrook's 1886 Breakwater Lighthouse.

While the lighthouse is expected to be maintained by a new owner, its future is expected to shine as bright as ever.

The National Park Service, NPS, in conjunction with the U.S. General Service Administration, GSA, and the U.S. Coast Guard, is declaring the lighthouse "excess property" allowing federal agencies, state and local governments, and non-profit organizations to apply to own a unique piece of real estate.

As soon as a "notice of availability" is issued on the NPS Web site, representatives from these groups can apply to own this unique piece of real estate.

NPS reviews applications and is expected to choose a single applicant who would own the lighthouse free of charge, however there is a catch.

According to Paula Santangelo, Public Affairs Officer for the GSA's New England Division, those applying to own the lighthouse must meet specific requirements as stated in the National Historic Lighthouse Preservation Act of 2000.

Information about this act is available at http://www.nps.gov/history/maritime/nhlpa/nhlpa.htm.

"The eligible entity to which the historic light station is conveyed must make the station available for education, park, recreation, cultural, or historic preservation purposes for the general public at reasonable times and under reasonable conditions," according to the NPS Web site.

Santangelo said private tours of the lighthouse are given by her agency to those interested in owning title to it.

If none of the groups meet the requirements, the GSA can sell the lighthouse to a private owner.

Santangelo said no matter who the owner is, the U.S. Coast Guard, which has traditionally been the parent owner of lighthouses, would continue to maintain the navigational beacon portion of the lighthouse which consists of a flashing green light.

Of the 28 lighthouses made available during 2001 and 2002 through the National Historic Lighthouse Preservation Act, only eight were transferred to private owners.

While the agency projects the transfer of ownership will happen in 2007, Santangelo said that it could be later since lighthouse tours cannot be given in the winter.

The Breakwater Lighthouse, also known as the Outer Light, is distinguished by its cast iron, brick lining, concrete caisson, and limited accessibility.

The only way of accessing the lighthouse is by boat or by walking the breakwater which is located off a private road in Fenwick.

When the lighthouse was built, it had a 1,000 pound fog bell which was soon replaced by a 250 pound bell after residents objected to the noise.

According to the U.S. Coast Guard, the Breakwater Light experienced its most devastating hurricane on September 21, 1938 which caused the lighthouse to lose a bridge to the breakwater, its platform, and a 12-foot row boat.

While the storm carried away a 1,500 gallon tank of kerosene, the lighthouse keeper was able to keep the lighthouse lit throughout the storm.

Old Saybrook's other lighthouse, the 1803 Inner Light at Lynde Point, which is characterized by its granite pier, brownstone blocks, red and white markings and grey lantern, will continue to be owned by the U.S. Coast Guard.

Neither lighthouse is currently open to the public.

<img width='1' height='1' wondered how to sell a house quickly? How some houses on your street sell as soon as an estate agent board goes up and how other houses are on sale for months or even years? This is not a riddle, but has more to do with knowing some of the basics which could help you to sell your home quickly. People’s confidence in the housing market fell rapidly, and to its lowest in the past 30 years.

As if there aren’t enough things to worry about when you want to sell your home , for the past year we have also had to put the credit crunch and its effects into the equation an its effect on buy my houses

The majority of people can only buy a home with a mortgage from a bank or similar. At the moment this has become difficult unless you have a huge deposit or even a flawless credit history. Some reports say that home re-possessions by banks are gradually increasing. This may be avoided if one is able to quickly sell their property . One avenue to buy my houses is through an auction, and maybe even from a list of properties that have been re-possessed. Some buyers are investors, and might offer cash in order to gain a quick sale, and so avoiding eviction. The balance goes to the seller, and so the bank would receive the money for the mortgage as they would have first charge. It helps if your property is in is clean and tidy too. This is one of the things to help your property sell faster.

Another thing to consider is there could be a stock of homes floating on the market unsold. The credit crunch has also affected buyers ability to get a bank loan or mortgage, so finding a buyer for your property who also has the finances is going to be difficult . Mortgage lending by banks is also low, which could only add to the problems. If this may be problematic for buyers, then it could also affect property owners too. Which could be why you are thinking about selling your house quickly.

Is this a ok site to copy my blog on

Having found this blog do you think I should base my site on it?

sell and ren back

It seems to be a new site and like the writers style.

The subjects on the site are my type of thing and I have read them with great interest. I can't decide if i should try to write posts like them or blog in my own style. But traveling now isn't what it used to be, everything is constantly changing at a rapid rate. Every single thing changed: the airplanes, the airplane seats, the airplane food, the entertainment while in air, the quick ticket machines so you don't have to stand in line anymore etc. But things have also changed accommodation wise. You don't have to stay in a hotel, motel or inn anymore. There's a boundless choice of options awaiting you. Here's a few of my favorite sites to visit whenever I'm looking to stay somewhere other than a hotel. You can pick from beach houses, houses on the lake, houses in a general area, condos, cottages, ranches, farms. I even saw an island for sale once, and for a really cheap price!

VRBO - Vacation Rentals By Owner - This sites really cool because you can pick almost anywhere to stay, big islands, little islands, inlets, country, suburb, city, rural, lake, ocean. It doesn't matter where you want to go or where your interested in staying, you will find it on this site. And not only will you find many different places to go or to stay but you will also find some really great prices. This is my top pick!

VacationRentals - I like this one because you can choose what property type you want ie; house, condo, cottage etc.

VacationHomes - This site has a lot of good deals. In fact I think everyone just goes here when they have a deal on their property. So i just go here simply for the deals.

HomeAway - Another really cool site that will even let you receive emails when a certain property is available that you've been waiting on, or it lets you know when a certain property is available, that you might like. make sure you fill out the form so it will send you only the stuff your interested in.

HouseBoating.org - This site among a few others are really unique. You can rent a houseboat for your vacation. These houseboats are the lap of luxury but wont cost you an arm and a leg. Some of the other sites even give you an indoor/outdoor 360 degree view so you can see exactly what its like before you even rent it! Check this type of accommodation out if your really looking for something different! The very last thing you can do if your completely stuck and cant find whatever it is your looking for, is if you know where you want to go you can go to the city or states official web page and take a look under the tourism or travel section. This will also show you some places you can stay in that are hotels & inns but also some of the other property types I mentioned above.

I really like the sites I picked above, because a lot of the time I don't want to stay in a hotel. I want a whole house to myself, or I want to stay on the beach or the lake, or I might have a few friends going with me and I want privacy etc. Whatever your reason is, I'm sure you will find some really great places at the above sites! Have fun!

Do pick up lines get the girls

"I wanna bag you like some groceries."

I found this and other bad pick up lines at this cheesy pick up lines site. Well at least most of the pick up lines are pretty funny.

No credit is bad news

Being in need of a loan and having bad credit is quite a horrid combination. Luckily though, there is a way for you to still get the loan you need without your bad credit standing in the way. How? By going to private payday loan lenders whom specialize in bad credit quick cash loans.

Where Can I Find These Private Payday Loan Lenders?

You won't likely be able to find bad credit quick cash loan lenders in your local area. Fortunately for you though, that is a positive rather than a negative. Why? Because with online payday lenders, you not only have more options, you also have far fewer hassles. Simply visit you're favorite search engine and do a quick search on guaranteed bad credit payday loans. You'll be more than satisfied with what turns up.

Do Bad Credit Payday Cash Advances Cost More?

Generally speaking, yes. Bad credit cash advances cost a bit more in interest due to the lack of a credit check. Because the lender is foregoing the need of a credit check, he/she is making up for that "risk" with a slightly higher interest rate. Typical interest rates for these sort of loans range between 15% and a whopping 30%.

What Happens If I Don't Pay It Back?

Since the process is normally automated, allowing the lender to withdraw the loan payment directly from your checking account the day the loan is due, the first thing that will happen is you'll be charged an overdraft fee by your bank. If you fail to repay the bank, your accounts at that bank may be closed and you may get a permanent black mark on your record for the incident.

In addition to the banking problems, private payday loan lenders will also start attacking your credit score, causing it to drop even lower than it currently is. The lender will continue adding on interest and penalties to the loan until you pay it back; meaning the amount won't ever stop climbing. If after months of non-payment, a lender may pass on the debt to a collection agency who may sue you in order to collect on the amount.

If you're having a major cash shortage and need money immediately -- and that's even if you have bad credit -- you should visit http://www.EasyOnlinePaydayLoans.net right now. It's a highly popular website that can give you the secrets to getting FREE online payday loans.

low rate loan

Economy in dire straights, what will happen next?

fast commercial shop sale

In it's heyday, Tacoma was a pretty popular place. That was its past. Now fast forward to 2007. The bottom is falling out of the housing market, due to high crime and dilapidated dwellings. How can this be happening to a once rich and prosperous piece of Washington state?

Since my arrival, I've looked at several pieces of property all throughout Washington state. Tacoma, Lakewood, Olympia, Lacey, Spanaway, and Tumwater, to name a few. I was originally looking for a place to rent but came up short. There are "laws" prohibiting the renting of certain apartments and dwellings to dog owners of certain breeds, my dog just have to be a mix of two breeds which disqualifies me all the way around. So, with this in mind, I decided to buy. I started looking for a mortgage lender or banker and that was the easy part. What came next was a total nightmare.

There are several homes for sale and all reasonably priced. Some are overpriced, and those are the ones that I stay away from. Some are functionally obsolescent, you know 3 bedrooms and 1 bathroom; 4 bedrooms and 1 bathroom with no garage or 1 car garage. (And yes this is a big no-no) but what can you do. There are some that are lower priced but when you see what's in the neighborhood, you can understand why it is priced so low. High crime and cultural saturation in specific neighborhoods make it almost impossible to buy or rent. I found that most people are moving towards the outer regions of Tacoma near Lacey and Olympia. These places, although they are older in some parts, are updating themselves by building new shopping centers, and new communities.

The one thing that I found impossible is that the old homes that are for sale, are still for sale. The new homes are selling fast and they are as expensive as the homes in California. I found one new community that is advertised as "farm" and has cows in the front of it. I laughed. The new housing developments are insane while the older homes are sitting idle, overpriced for rental and for sale. I would like to know what happened? Did the housing bubble burst or what? If it did, the bubble that has Tacoma sitting on it is lopsided, canted, tilted, and uneven. It hasn't burst; it's deflated and moved into another bubble. One that has no "real" vision. Sell the old homes first and clean up the area, please.

With the influx of military personnel returning from Iraq and Afghanistan with their bonuses and hazardous duty pay, the new housing market is skyrocketing but the older, dilapidated homes remain untouched. There are homes that are beautiful, surrounding wilderness and wildlife, lake front and beach front. However, these homes are often overpriced due to their functions and may not be fair market value. The crime rate, that has risen since 1999 in these neighborhoods, offset the true worth and value of these homes. I hope that this change in the future because those of us that are not in the military, do not have bonuses or hazardous duty pay wish to obtain a piece of the American Dream. Then, and only then, with the bubble bursting, can we truly overcome the housing crunch and return to some type of normalcy.

Property for rent

<img alt="3515 Georgetown Pl Louisville Ky Apartment For Rent http://www.VistaKy.com Call 50.896.2595 2 Bedroom Apartment with Ceramic Tile Bathroom and Walk In Closet. Owning your own home is a lifetime goal of many Americans. Afterall, renting a house or apartment is costly. Sure, you pay your monthly rent and the majority of your housing expenses are covered. Maybe even all of your expenses if your utilities, trash collection, et cetera, are covered in your rent. But, at the end of a calendar year, besides having had a roof over your head, what do you have to show for the money you paid out? You may have paid anywhere from $3,600 this year to $12,000 on up for rent! Twelve thousand could have made several mortgage payments instead! And, instead of having twelve rent receipts to show for your money, you could have invested that money into a home of your own.

With that said, being a homeowner in today's world means you need to economize anywhere you can. When I sat down to analyze my finances, I did my homework, and plenty of it! You might be surprised to find out what I discovered: that the "Top Ten Monthly Expenses" for the average American family are - in no particular order:

1. Mortgage

2. Credit Cards

3. Transportation

4. Utilities

5. Groceries

6. Clothing

7. Health Care

8. Recreation & Entertainment

9. Child Care

10. Personal Items

I must make a notation here: The ranking of these expenses depends solely on your family's particular lifestyle. Even so, you and your family cannot live without the majority of these expenses. So, your only alternative is to find ways to effectively diminish your outlay!
Let's take a look at the costs of owning your home, and I'll fill you in on some proven techniques you can use to effectively diminish these expenses, and save yourself tons of money in the process!

A Homeowner's Four "Checkbook Challenges"

Generally, the highest expenses you will incur by being a homeowner are:

1. Your Mortgage Loan

2. Your Property Insurance

3. Your Property Taxes

4. Your Home Maintenance

Your Mortgage Loan - You'll Find This Interesting

If you are one of an estimated sixty - six million people who own their homes, you probably have a long-term loan of 20 or 30 years, and you make a mortgage payment once a month. Hopefully, your loan is a fixed-rate mortgage, because that's usually the most economical choice. Why? Because your monthly payment stays the same for the life of the loan.

This way you are shielded from interest rate hikes. Adjustable - interest loans commonly cost less at the starting line, but they can cost you big bucks on down the road when the interest rates go up! When you use a flexible-rate loan, it's similar to riding a roller coaster with its repetitive peaks and valleys.

Short - term loans let you build up equity in your home faster, but the customary 30 - year mortgage loan usually gives you the lowest payment per month. This is especially important for families who are just starting out. The extra cash saved from the lower payments can be used to pay other debts. When you have the extra money available, you can apply that money towards the principal of the loan to help pay it off faster and save enormous interest costs!

Three Ways to Slash the Cost of Your Mortgage Loan

There are three basic ways you can save money on your mortgage:

1. Get a lower interest rate

2. Increase your monthly payment

3. Make regular lump sum payments

Unless you already have a "bottom of the barrel" interest rate on your loan, you should take some time to shop around and find the best interest rate possible. If you have a $100,000 loan for 30 years at 8.5%, for example, your payments would be somewhere around $768 a month, not including taxes, insurance, etc.

But if you could refinance your loan - - the same amount for the same length of time - - but at a 7% interest rate instead, your payment would be approximately $665 a month. That's a savings of $100 a month right there! Times that by 12 and you could save at least $1200 a year!

Now that's a chunk of change!

So, consider refinancing your mortgage. A Home Equity Loan might even be the right move for you. With a H.E.L., you can deduct the interest off your income taxes. That's an added bonus!

There's a certain satisfaction in knowing you haven't paid more interest than need be.

Watch Your Savings Grow!

You can then either pocket that extra $100, or, you can reinvest it and make it grow so you can save even more money in the long run!

How can you do that? Simply take that $100 and apply it towards your mortgage loan every month. That means, instead of making a $665 dollar payment, you are actually paying $765 towards the loan. The result? You'll be well on your way to paying off that 30 - year mortgage 10 years - one decade - early! Now, that's a major league hit!

Even if your loan has a prepayment penalty clause, it still might be to your benefit to pay the loan off early.

Lump Payments Add Up

If you need to spend the extra $100 on other things, that's fine. You can still make lump sum payments one or more times a year when you have additional money to spare. Sources of added income might include a hefty income tax refund, an inheritance from a rich uncle, or a year - end bonus from your job.

It would be a wise idea to talk to your current lender, and then shop around and get the
interest rates, points, and fees from at least five other lending institutions. You want to find a mortgage loan rate that is at least 1% lower than the interest rate you are currently paying.

Then, look at the numbers to see how they compare. Talk to your accountant or financial
planner for information on how much each loan would cost you, and how each loan would affect your taxes.

The whole idea in a nutshell is to pay off your mortgage loan as quickly as possible. The
faster you pay it off, the more money you will save in interest charges.

Still another way to achieve these results is to pay one - half of your monthly mortgage every two weeks. This method of payment is an incredibly - easy way to make a 13th payment on your mortgage loan every year without bankrupting your budget!

Before You Sign...

Before you sign on the dotted line for a new loan, you should call several lenders for rates and terms based on the type of mortgage you want. You will need to ask the following questions so you can be sure this loan is right for you:

" How long is the term of the loan?
" What is the minimum monthly payment? Is there a maximum?
" What is the annual percentage rate?
" Is the interest rate fixed, or is the proposed loan an adjustable - rate mortgage (ARM)? If so, what would the maximum interest rate be? How often might the rate change and what determines the rate change?
" Are there any annual fees or transaction fees?
" What are the "closing" costs?

Personally...

Refinancing was a step in the right direction for me. I saved big by locking into a lower interest rate than I previously had. In turn, my monthly payment was reduced, and that was an important factor in helping me to improve my financial picture!

However, I didn't stop there. There was much more to do! Read on to find out what else you can do to slash your home expenses!

Insurance

Even though you must carry a certain amount of insurance coverage on your home and its contents, you can still save your insurance budget from exuberant costs! There is one insurance expense you can do without, too.

Cancel This Insurance Quickly!

One insurance you can cheerfully do without is called Private Mortgage Insurance. This is an insurance you must sometimes have in order to protect your mortgage lender in case you default on the loan. Obviously, you don't want to have to pay for this type of insurance. But, if your credit rating is poor, and you are considered a risky borrower, your lender might insist you carry the PMI coverage.

If you have to carry PMI to get your loan approved, then you're stuck with paying the added expense, at least initially. There is a bright light at the end of the tunnel! Just remember the "Eighty Percent Rule!" Your loan agreement should release you from carrying the Private Mortgage Insurance once you have paid your loan down to an amount that is less than 80% of the value of your home.

Did you know that? If you're saddled with the costs of PMI right now, be sure to check your loan papers to see how fast you can get out from under it.

One Insurance You Can't Do Without

Homeowner Insurance protects your home against the losses caused by fire, theft, vandalism, and the like, and, of course, this type of expense is a necessity. Depending on where you live, there are even policies you can take out that insure your home against earthquake and flood damage too.

You can still save hundred of dollars a year on homeowner insurance, though, simply by being a careful consumer, and here is how to do it:

Begin Cutting Your Insurance Expense NOW!

The first step is to make sure your insurance policy covers your current needs exactly. Read over your policy and make sure that your home and its contents are adequately covered with enough insurance to replace them in case disaster would strike.

This is especially important if you have built - on, or otherwise improved your home, or increased its value in any way. You don't want to be caught short by finding out you that don't have enough insurance coverage to replace your home and its contents!

How is this going to save money, you ask? This might not save you much money right now, but it could save you thousands of dollars in the long run!

Take the Next Step...

The second step is to check to see if there are any items you pay premiums for - especially "extra" premiums that can now be canceled. Examples of these might include expensive jewelry, rare coin collections, valuable stamp collections, a TV satellite system, an outside building that you razed, and so on. You need to have these items removed from your coverage.

Now that you have updated your insurance policy, and you know exactly what type of coverage you need, and how much, the third step is to shop around. You will need to find the lowest insurance rates available for the type of coverage need on your home and its contents. In other words, you will want to get the most "bang out of your buck."

Where You Can Find the Best Rates

Your state insurance department is the most comprehensive resource you can use to find an insurance provider. (Numbers by state are available in the Valuable Resources Section.) Or, you can log-on to the Internet and search for: (Your State) Department of Insurance to find their website.

Each department provides samples of insurance premiums that you can use to help compare rates. All types of insurance are covered, including medical, health, automobile, etc., not just homeowner insurance. Each department also furnishes a special section on their website where you can file a complaint in the event you have been ripped - off by an disreputable insurance company.

The Final Step

After you have found the five lowest-priced home insurance companies, the final step is to call them and request specific quotes which meet your needs.

Do make certain your new policy is in effect before you cancel your current one!

Personally...

Am I saving money on my house insurance! You bet! Here again, I found a bundle of savings by actually shopping around, then changing insurance companies! I found out that my former company was charging me premiums on coverage we didn't even need!

I offer you this proven tip: Don't listen to what an insurance representative tells you. I can't emphasize that enough. Read, read, read the proposed policy and make sure you understand exactly what it covers.

Taxes - -One of Life's Certainties

It was over two hundred years ago that Benjamin Franklin, one of the great statesmen of our time, made this immortal statement: "Nothing is certain in life but death and taxes."

Did you know that Franklin was also an economist? He is also quoted as saying, " A penny saved is a penny earned," and he meant it. His entire life was based on frugality, and his penny - pinching made him a wealthy man.

So, just like Mr. Franklin, you must pay the required taxes on your property. That's a given.

However, take another tip from him, and make sure you pay the lowest amount possible.

Special Cost - Cutting Programs

Depending on where you live, some counties or municipalities offer their citizenry special programs for seniors or for low-income individuals. These programs permit qualified persons to pay a reduced amount of their property taxes. Call your local tax office to see if you meet their criterion for any money-saving programs they might offer.

Chances Are, Your Property Taxes Are Too High!

You might even considering filing for a tax reduction with your local tax office.

Did you know that economists estimate that over half of all us American homeowners pay too much real estate tax every year? Why? Because many properties are said to be assessed above and beyond their actual value! One of the main reasons for this is that local tax assessors use a "one - size - fits - all" process to appraise properties.

If you win your appeal, and it's not hard to do, you could save yourself several hundred dollars, or more on your property taxes every year! Wouldn't you like to put that money in the bank?

Reasons For Getting Your Taxes Lowered

Some common reasons for getting your property taxes lowered include out buildings, sheds, or garages that no longer exist on the property, deteriorating structures, out buildings, roofing, decks, driveways, and so forth.

How To File For A Tax Reduction

Filing for a tax reduction is easy to do. Simply contact your local tax office and ask for the necessary forms. Take them home and read them over carefully. Then, do a careful audit of your home and property and list the reasons why your taxes should be reduced. Complete the forms - -fill them out completely and carefully - -and return them to the tax office.

If you need help, you can contact a property tax professional for assistance. The tax office will probably set-up an appointment for you to come in and present your case. In a week or so, they will let you know, by mail, the results of your case.

Tax laws vary, so be sure to check with your local tax office to find out the specifics on how your property is taxed.

The Rest of My Story

Okay, now for the "rest of my story." I had purchased a small house that sat on a plot of land, for "next to nothing." The house needed completely remodeled. I knew if I did the majority of the work myself, I could turn that house into a beauty for just pennies on the dollar!

The property taxes were cheap. Because they were so low, I just assumed that the place had been properly assessed, and I wasn't paying too much in taxes to start with.

Still, I went to the local tax office and got a map of the property. I figured this map would be handy to have in any event. And boy, did it ever come in handy! I found out that the property map hadn't been updated for many years.

In fact, the property taxes included two outbuildings that weren't even on the property!

The result? I filed for a tax reduction and got it! And I immediately stopped paying for buildings I didn't even own!

The moral of the story? Don't just assume your property taxes are right. Make sure they are. You may be as surprised as I was!

Home Improvement

To keep your property values up for resale or loan purposes, your property needs to look nice and be well - maintained, that's a given. To do this, you'll need to make renovations and provide repairs on your home and property. The upkeep can realistically cost you anywhere from hundreds to thousands of dollars, depending on the job.

On top of that, the scams that are pulled on homeowners every day, in regard to hiring contractors, are numerous. These scams bilk homeowners out of additional money that often cannot be recouped!

Americans spend over a hundred BILLION dollars a year in home repair and improvements, according to the National Association of Home Builders. What does that mean to you? Two things: one, it means that the chances are high that you'll hire a contractor to perform some work on your home. And two, if you do, then you'll need to take some precautions.

How To Find the Best Contractor

1. Obtain at least two written estimates from two qualified contractors. The estimates should list what specific materials will be used, what services will be rendered, the specific start and finish dates of the work, the payment schedule, the contractor's guarantee in regards to the services rendered, the name, address, and telephone number of the contractor, and the total costs of the work.

2. Never pay the full cost of a job before it is completely finished. It's often customary to pay, for example, 50% of the total bill before the work begins. When the work is done - completely to your satisfaction, I might add - then the remaining 50% is paid.

3. Be wary of contractors who were "in the neighborhood" and decided to stop by to see if you needed work done. Also, don't fall for "high - pressure" sales tactics! Dishonest contractors might try to con you into having work done that you don't want, or even need!

4. Before you hire a contractor, call your local Better Business Bureau to find out if there are any existing complaints against them.

5. If you run into problems that can't be remedied otherwise, contact your State Attorney General's Office to file a consumer complaint. Don't forget to file a complaint with your local BBB too!

"Do - It - Yourself" and Pocket Your Savings!

Don't forget about the option of doing-it-yourself. You can fix up your home and turn it into a beautiful showcase and save $$$ at the same time! And, it's not as difficult as you may think!

I am not a professional carpenter. Yet I have successfully replaced windows, hung drywall, laid floor tile, plastered, replaced water faucets, installed kitchen and bathroom cabinets, hung wallpaper, painted and so on, for only the cost of the materials! There are easy-to-follow instructions that come along with many types of building materials - - such as floor tile, for example - - and anything else you need to know can be found in manuals and books from your local library!

My biggest project to date was building and staining a deck! There are deck kits you can buy, and they vary in size and design. But I designed my deck myself.

Are you an Accidental Landlord??

Homeowners who cannot sell a home are now renting, creating a new breed of accidental landlords.

But while this provides an increase in homes available to rent, many of these new landlords are totally unaware of the many regulations required.

There is an antisipated reduction in rental income, which presents a challendge for those Landlords whose mortgages remain at high levels.

People can and always should use the services of a student letting agent in nottingham to find the right tenant and manage the property. There are few who relocate to Taos for jobs, though the local hospital has been growing at a rapid rate. Our market is fueled by the vacation home buyer and, more each year, by the baby boomer retiree. This fact brings about very different market dynamics than in many areas of the country.

1. Buyers usually do not have to buy property.
2. Sellers many times do not have to sell.

Those are two important statements. A vacation homeowner in the Taos real estate market is one who enjoys their home several times each year. Though they may be eying another area of the country in which to recreate, they usually aren't pressed to do so. The seller of Taos real estate will frequently list the property at the high end of the expected selling price range. They are willing to wait out a buyer while they continue to enjoy their vacations here.

The buyer of a Taos vacation home is one who likely has been coming to Taos for many years, enjoys the area, and believes that owning a home will be a better investment than continuing to rent homes, condos or hotel rooms. Again, there isn't a lot of pressure to make a purchase, just the desire to explore a better way to pay for their vacation lodging, as well as enjoy the historic Taos real estate appreciation increases.

So, we have a less-than-motivated seller, and a buyer who isn't really sure that it's what they want to do. The buyer is definitely sure that they do not have to purchase. This makes the negotiation phase of Taos real estate sales a bit tougher. It is rare for deals to fall out here due to financing, but it is common for them to never reach an agreement on price or terms. If one is considering a purchase in the Taos real estate market, be prepared for a seller who is willing to hold the line for their price. This is more prevalent with homes than with land, however. In slower market periods, some bargains can be realized with aggressive negotiations on vacant land.

On the bright side, Taos is obviously a place people want to be and recreate. Otherwise, sellers would be more prone to bargaining on the sale of their home or land. Taos is a place many people want to enjoy every year, and more every year are looking to Taos real estate as their goal for retirement.

nottingham student letting

Property for sale

If you are an investor in real estate business planning to buy and sell a lot of properties to earn dividends from this booming sector, you must have already heard about 'property exchange'. You may have already 'exchanged' properties. In case you are a newbie in the real estate business or somehow in need of selling your real estate investment property, you need to know what property exchange is all about. Here is a simple instance to make it easier to understand:

Say, you bought your home at a cost of $300,000 two years back. Within this time your property value has appreciated by $50,000. Now, you plan to sell your home either for job relocation or for making a timely profit. If you directly sell your home to a buyer, you shall be considered to have a capital gain of $50,000 which will involve a levying a Capital Gains Tax to the Government exchequer. This will significantly reduce the sales profit you desired to achieve. Instead, if you undertake a 'property exchange' (which literally means exchanging your property with a 'like-kind' property), payment of your Capital Gains Tax can be deferred to a future date. This will allow you sufficient time to realize the profit from the property now and pay the tax later when it becomes easier. In the U.S., this type of transaction has been authorized by IRS (Internal Revenue Service) Code's Section 1031 hence real estate property exchange of this kind is popularly known as a '1031 exchange'.

1031 exchange has been found to be an effective real estate asset protection strategy. Through this property exchange, a real estate investor can reinvest full equity from a property sale into the buying of a like-kind property evading capital gain recognition. At the end of transfer/exchange both the seller and buyer benefit immensely from the transaction.

Due to inherent advantages, property exchange is becoming increasingly popular amongst the real estate businessmen. A personal residence, however, does not qualify for such exchange. The striking advantages of a property exchange or a 1031 exchange in particular are:

•
Capital Gains Tax is deferred to the advantage of the exchanger.

•
Equipment having a fair market value of 15% of the main real estate property can be included with the exchange without recognizing a capital gain.

•
It allows you to have a better leverage thus improving cash flow.

•
1031 exchange is mostly done with a three-party delayed process with the involvement of a financial intermediary or accommodator. This ensures safe and reciprocal exchange of funds.

•
You can achieve diversification and improvement of your real estate portfolio with the cash saved from the tax deferment.

Although profitable, property exchange involves a complicated process. Detailed knowledge of the system is a pre-requisite for a successful exchange. However lucrative, you must consult a reputed realtor before you embark on a property exchange venture.

sell property quicky

I have gotten bad credit?

The words unsecured and low rate wont usually be used to describe the same loan. Usually in granting an unsecured loan a bank is taking a greater risk with you and will therefore charge more interest. This could be about 2-6% more per annum than a secured loan for the same amount.

It may be more difficult for a person unemployed or a regular income to obtain an unsecured loan as you do not have a means to oay back the loan. If you also have poor credit, your chances or getting a loan are going to be low.

Unsecured loans, especially for people with poor credit are likely to be lower in value in the area of a few hundred pounds. This is another way that the banks limit their risk, by lending only small amounts at this risk level. If you need a bigger loan amount or a lower interest rate it will be beneficial to shop around.

When you need a no credit check loan, it can be useful to do the research now to find the best value loan. It would be beneficial to ask a finance advisoryour options.

Favorite flick photo

This is a clip from my favorite film of all time.

I loved the books and guessed the film would do well

Do you know what film it is?

Please Be careful of sale and rent back

It has come to light that some rouge operators in this market have been putting profits before being fair and ethical. For most people who have sold their property and need to rent it back their most pressing concern is the security of tenure. Many rent back companies give only Assured Short hold Tenancies. The reason they do this is that there are few other tenancies which protect their rights as landlords as well. The problem with these tenancies is that once the fixed term is finished the landlord is legally allowed to ask the tenant to leave by issuing a section 21 notice..This obviously leaves the tenant vulnerable to eviction even if they wish to stay in the property. There is currenlty no way around this problem. companies who operate, usually forget to tell the tenants this minor detail..

People who are thinking of entering a sell and rent back scheme should be made aware of the dangers and talk in detail with the person who is buying their home. Homeowners should ask for references from previous clients who have sold their home and rent back.

RentBack Direct is such a company with good references and ethical standards.Contact them regarding rent back and you will not be dissapointed.

So what if I am being evicted by the bank

With the economic recession and so many unemployed at the moment I have been thinking about people who have lost their jobs and are now quite financially unstable. What would the options be to me if this were to happened to me. I am currently a homeowner so at least I could consider selling my home.

A scheme that looks most promising would be to sell and rent back my house. Looking at the websites visited I found out that the companies will not charge me any fees and would take care of most of the boring paperwork for me. That is great as paperwork is probably what got me into this mess in the first place.

A scheme of this type would mean that I would not have to move out of my home and would give me time to recuperate from financial distress and get back on my feet.

Home Reposession can be a frightening prospect not to mention the stress it would bring and the shame to our family. Speaking with a good company that allows me to sell and rent back my house will help me to avoid this. A good rent and buy back firm will recommend a solicitor and will pay the costs.

This type of scheme can provide comfort to those whose options are limited. I am so glad that I am not really in this kind of mess.

How to sell house quickly in the current climate

Have you ever wondered how to sell a house quickly? Why some houses on your street sell as soon as an estate agent board goes up and how other houses are on sale for months or even years? This is not a riddle, but has more to do with knowing some of the basics which would help you to sell your home quickly. People’s confidence in the housing market fell rapidly, and to its lowest in the past 30 years.

If there aren’t enough things to worry about when you want to sell your property , for the past year we have also had to put the credit crunch and its effects into the equation an its effect on sell property quick

The majority of people can only buy a home with a mortgage from a bank or similar. At the moment this has become difficult unless you have a huge deposit or even a flawless credit history. Some reports say that home re-possessions by banks are gradually increasing. This could be avoided if one is able to quickly sell their house . One avenue to sell property quick is through an auction, and possibly even from a list of properties that have been re-possessed. Some buyers are investors, and might offer cash in order to gain a fast, and so avoiding eviction. The balance goes to the seller, and so the bank would receive the money for the mortgage as they would have first charge. It helps if your property is in is presentable too. This is one of the ways to help your house sell faster.

There are some things that some companies might offer to you so you would choose them when deciding to sell quickly; no chain or viewings, no valuation fees, the solicitor fees are paid, all debts may be cleared and no HIPS or estate agent fees.

Another thing to think about is there could be a stock of houses floating on the market unsold. The credit crunch has also affected buyers ability to get a bank loan or mortgage, so finding a buyer for your property who also has the finances would be quite tough. Mortgage lending by banks is also low, which could only add to the problems. If this could be problematic for buyers, then it could also apply property owners too. Which could be why you are considering about selling your home quickly.

<img width='1' height='1'
